What’s Included in Each Visit

You’ll receive four scheduled maintenance visits per year. Each visit includes a multi-point checklist tailored to the season and your home’s needs.

🌸 Spring Maintenance

• Inspect siding and trim for cracks, peeling, or paint issues

• Look for cracks in the foundation and concrete

• Inspect roof, skylights, vents, and chimneys for leaks

• Clean roof as needed

• Inspect and clean safe-to-access gutters

• Flush downspouts to ensure proper drainage

• Check fireplace for loose mortar and damper operation

• If gas fireplace, verify flue is locked open

• Replace smoke and CO2 detector batteries

• Hand-check all plumbing fixtures, P-traps, angle-stop shut-offs, and outdoor spigots for leaks or corrosion

• Run baking soda and hot water solution through all drains

• Check and refill water softener to 2/4 full

• Drain and flush tanked water heater

• Change HVAC air filter

• Verify condensate pump and blow clear drain lines

• Inspect HVAC drip pans for rust or leaks

• Check interior walls and trim for marks or chips

• Check crawl space for water intrusion and airflow

• Inspect seals on doors and windows

☀️ Summer Maintenance

• Tighten and lubricate garage door rollers, tracks, and chains

• Oil and grease gate hinges; check latches for smooth function

• Check all light fixtures and timers (interior and exterior)

• Test and inspect all electrical switches and fans

• Verify operation of smoke detectors, CO detectors, and fire extinguishers

• Lubricate cabinets, window and door locksets, cranks, and hinges

• Clean dryer duct with brush kit and vacuum

• Clean refrigerator coil compressors

• Run dishwasher and washing machine cleaner solutions

🍂 Fall Maintenance

• Repeat roof inspection including vent and penetration checks

• Clean gutters and flush downspouts

• Inspect siding and trim

• Check seals on windows and doors for weatherproofing

• Repeat baking soda flush for drains

• Test and clean fireplace components

• Replace drinking water filters (every 6 months)

• Inspect HVAC system and replace filter

• Review HVAC drain pans and clear lines again if needed

• Refill softener salt/potassium to 2/4 level

❄️ Winter Maintenance

• Inspect crawlspace/basement for dampness or water intrusion

• Lubricate exterior locks and door hardware

• Recheck all detectors and fire safety equipment

• Check for frozen pipe risks

• Run appliance cleaners (dishwasher/washing machine)

• Confirm downspouts drain away from house

• Perform full plumbing leak check again

• Review emergency water, gas, and electric shutoffs

• Schedule HVAC technician for AC service (optional)
